Property Standards (Mandatory)

We only work with properties that meet high-quality standards for safety, comfort, and regulatory compliance:

  • Structurally sound and free from disrepair
  • No damp; adequate fire alarms fitted
  • Electrical installations checked and certified safe by a qualified professional
  • Valid Gas Safety Certificate and insulated hot water tank
  • Kitchen, bathroom, and WC in good working order
  • EPC rating of D or above
  • Secure external doors and windows
  • Decorated to a reasonable standard
  • General survey required (arranged through the local authority)


Inspections


  • A general property survey will be conducted by the local authority before tenants move in.
  • Ongoing inspections will be carried out to ensure the property remains compliant and well maintained.

Landlords’ Obligations

Before we can move forward, landlords must supply:

  • Gas, Electrical, and Energy Performance (EPC) certificates
  • Building insurance, including Public Liability cover
  • Copy of Land Registry title confirming legal ownership
  • Confirmation your property meets all UK Government mandatory standards
